    The address, the situation, and what makes it scary. Photos and disclosures help if you have them.

  2. A quick, respectful answer

    I look at every one and tell you straight whether it works for me. No ghosting.

  3. Your client stays yours

    You keep the relationship and stay the point of contact. I'm not here to go around you.

  4. We find the cleanest path

    If it works, we figure out together how to get it done in a way that's good for your client.
